Policies and Procedures
1. Our Rental Agreement with Landlords & Letting Agents
We sign a corporate lease agreement, making us the main tenant.
Landlords receive a guaranteed rent every month, regardless of occupancy.
Properties are leased for a minimum term (typically 3-5 years).
We handle all tenant sourcing, management, and maintenance
2. Property Standards & Compliance
We only take on well-maintained properties that meet health and safety regulations.
Before leasing, we conduct an initial inspection and may suggest improvements to meet corporate client standards.
We ensure compliance with fire safety, gas & electrical safety, and any licensing requirements.
3. How We Manage the Property
We handle all tenant communication—landlords remain hands-off.
Regular cleaning and maintenance ensure the property remains in top condition.
Any minor repairs (below an agreed threshold) are handled by us at no extra cost.
For major repairs, we notify landlords immediately and coordinate with their preferred contractors if required.
4. Payment & Rent Guarantee
Landlords receive fixed monthly payments, even if the property is vacant.
Payments are made on an agreed date each month via direct bank transfer.
No late payments, void periods, or chasing tenants for rent.
5. Tenant Selection & Occupancy Management
We house corporate professionals, emergency service workers, contractors, and relocation clients.
We ensure full tenant vetting, including ID verification and reference checks.
We operate on a short-term basis (weeks to months) but maintain high occupancy rates.
6. Property Maintenance & Inspections
We conduct regular inspections to ensure the property remains in excellent condition.
Any damage beyond fair wear and tear is our responsibility to fix.
We return the property in equal or better condition at the end of the lease.
7. Exit & Contract Termination
Our agreements typically last 3-5 years, with a structured exit process.
If a landlord wishes to terminate early, we require notice as per contract terms.
At the end of the lease, we return the property in move-in ready condition.
8. Legal & Compliance Assurance
We operate legally within the Rent-to-Rent framework (fully compliant with housing laws).
We have professional indemnity insurance, public liability insurance, and landlord protection policies.
All tenancy agreements with our guests are structured as license agreements, ensuring landlords remain legally protected.
